Do you need planning permission for solar panels? 

You don’t always need planning permission to install solar panels. However, it’s always worth checking what is allowed in permitted development. In this blog, we’ll walk you through everything you need to know about planning permission for solar panels and what to do if you find your home needs it. 

I have a listed building, can I still get solar panels? 

Owning a listed property can be a labour of love. The good news is that a listing isn’t in place to freeze your building in time and you can make changes to it. You will need to get consent from the local authority to make sure any changes you make are in keeping with the look and feel of the property. Plus, assurance that these changes will not do any structural damage to the property. 

When considering solar panels on a listed building – or any home for that matter – is that the panels look as aesthetically pleasing as possible. On a listed building, this may mean the placement of the panels needs to be in a more discrete area and that any wiring is carefully hidden.

I live in a conservation area, can I still have solar panels? 

Much like the listed properties above, if you live in a conservation area then you may need to apply for consent. It usually depends on the conservation restrictions where you live. We often find that placing panels at the back of the house, so they cannot be seen from street view, is within permitted development.

Challenges with period properties

Often, consent is not the main challenge with period properties. The tiling on your roof is one of our main considerations. As we care about your home, we ensure that we match tiles like-for-like on the roof when installing the panels. 

Some period properties use tiles that are no longer manufactured and that are difficult to get replacements. We usually have access to most tiles but if we find your roof uses tiles we know are difficult to replace, we’ll discuss this with you at the design phase and find a solution that works for you. 

Keeping within building regulations

While you are unlikely to need planning permission, you will still need to stay within building regulations for solar panel installation. Our installation team will advise on the best placement of your panels to ensure you’re within regulations and that it’s the optimal location for your building. 

Your installation needs to meet the following conditions to be within permitted development: 

  • Solar panels must not be installed above the highest part of the roof (excluding the chimney)
  • Panels should protrude no more than 20cm from the installation surface (e.g. roof or wall face)
  • You should try to minimise the aesthetic impact of the building’s exterior

If you have a flat roof, you have more wriggle room with your panels as these can protrude up to 60cm. 

Planning permission for solar panels

It’s unlikely that you will need planning permission to install solar panels but there are other elements that you need to consider when getting an installation. Having an installation team that understands the needs of your property and takes care of both the internal and external design of the installation is crucial.
