New rooftop rules for solar panels

Certain buildings no longer need planning permission in the new rooftop rules for solar panels. To support the UK hit net zero emissions by 2050, the new rules came in during 2023.  These new rooftop rules for solar panels should remove the 8-week wait and fee to find out if you can have panels on your home. 

This is in addition to the VAT exemption on solar panel installation to help homeowners increase renewable energy in the home. 

Housing and Planning Minister, Lee Rowley said: “By cutting red tape in the planning system, we can make sure homeowners and businesses can install solar panels without being held up by costly delays.”

So, what do the changes mean for you?

Do I need planning permission to fit solar panels?

It’s now easier for homeowners to fit solar panels if they have a flat roof. Here there are no restrictions on the panel installation as long as they do not protrude over 60cm. Therefore, you don’t need any planning permission. However, you still want the panels and wiring to be in keeping with your property, so it’s best to research companies who will put care and attention into the design. 

If your home has a pitched roof, there are still some regulations for what is allowed under permitted development. The panels will need to be no higher than the top of the roof and protrude no more than 20cm to avoid any planning permission. 

If you live in a conservation area or live in a listed property, you still need to check if you need planning permission and what is allowed under permitted development. This should be covered at the survey and design stages.

What about the restrictive energy generation rules?

You’ll be happy to know that the restrictive energy generation rules are gone, too. Before this latest announcement, any solar panels generating more than one megawatt of energy would need planning permission. The government hopes this relaxation will help it meet the commitment to producing 70MW of solar power by 2035.

How do solar panels work with your electricity bill?

Solar power can help reduce your electricity bills as you use power from solar before the national grid. How much your home can be powered by solar depends on your system, the number of panels installed and your energy consumption.

Every home is different and every family’s electricity use is different. We have customers that generate enough electricity year-round to not need the national grid. Others have higher usage and see a significant reduction in their bills. 

The Energy Savings Trust estimates that the average home saves between £165-£405 per year depending on usage and the energy price cap. This saving can be increased if you also take part in the smart energy guarantee scheme where you sell unused electricity back into the grid.
